What’s Your Portfolio Worth?
Usually I have two types of seller clients. The first type, and my most typical client, has owned their properties for a while, sees that property values have increased, and says “If I can get $X, I’ll sell the package but if not, I’ll keep them because they are cash flowing.” The other type of seller I work with is someone who has a change in their life and no longer wants to be an out-of-state landlord.
In either case, whether you have 1 or 100 properties, the value of your rental property portfolio is based upon three things:
1) The Location of the property and comps for that area.
2) The condition of the home – what updates and repairs have been completed.
3) If occupied, the rent rates and payment history of the tenants.
